Any sellers out there trying the For Sale By Owner avenue.   I am a Realtor and I don’t blame you for trying.  Have  you ever been told about another marketing avenue that without fail is a win-win for you?   I bet not.

There is a little known secret that agents don’t promote that is called Exclusive Agency.   While exclusive right is, to be honest, what we strive for,  exclusive agency might be a solution for you:  Here are the definitions:

 Except where state law provides otherwise, the following terms shall be defined as follows when used in rules and regulations of any multiple listing service owned or operated by one or more associations of REALTORS®. (Amended 5/06)

Exclusive Right-to-Sell Listing: A contractual agreement under which the listing broker acts as the agent or as the legally recognized non-agency representative of the seller(s), and the seller(s) agrees to pay a commission to the listing broker, regardless of whether the property is sold through the efforts of the listing broker, the seller(s), or anyone else; and a contractual agreement under which the listing broker acts as the agent or as the legally recognized non-agency representative of the seller(s), and the seller(s) agrees to pay a commission to the listing broker regardless of whether the property is sold through the efforts of the listing broker, the seller(s), or anyone else, except that the seller(s) may name one or more individuals or entities as exemptions in the listing agreement and if the property is sold to any exempted individual or entity, the seller(s) is not obligated to pay a commission to the listing broker. Exclusive Agency Listing: A contractual agreement under which the listing broker acts as the agent or as the legally recognized non-agency representative of the seller(s), and the seller(s) agrees to pay a commission to the listing broker if the property is sold through the efforts of any real estate broker. If the property is sold solely through the efforts of the seller(s), the seller(s) is not obligated to pay a commission to the listing broker. (Amended 5/06)

You May Ask:  How would that help you?

  1.  You keep marketing your home with your sign or mine ( your choice)
  2. You keep marketing with any website you wish.
  3. If you sell the home, we do not make a dime!
  4. We use all of our marketing solutions ( including the MLS) to market your home.  If we sell the house, we are paid for it.

You may say, how can I make what I need and you get paid.  Good Question.   We build our agreed up commissions into the price we market it.   We are confident that even though it will be higher that what you are trying to sell it yourself for,  our marketing can get it done.    The bottom line, you share with us what your needs are and we go from there.

It actually does never comes off of your bottom line and you ultimately get what you want.  YOUR HOME SOLD!
